The Lipscomb Family
Our Group was founded as a permanent, privately held real estate platform owned and managed by the Lipscomb Family, established on the principle that long-term real estate value is created through disciplined capital allocation, institutional-grade underwriting, and vertically integrated development execution rather than transactional activity alone. As development markets, demographic trends, and capital structures continue to evolve, we believe the modern real estate landscape requires greater integration across acquisition, design, construction coordination, and long-term asset management.
From its inception, the purpose of the firm has been to build a structured and enduring platform for sourcing, evaluating, and executing residential, commercial, and mixed-use real estate opportunities across select growth markets. The focus is not volume, but precision—emphasizing selectivity, alignment, and long-term value creation through well-structured partnerships and disciplined execution.
Our founding framework is rooted in institutional-style capital management applied within a boutique development structure. This includes oversight of a residential real estate portfolio valued at approximately $10M, with responsibility for operational performance, capital planning, and long-term asset optimization. In parallel, our Group has supported underwriting, financial modeling, and development evaluation across more than $350M in aggregate real estate capitalization, including stabilized assets approaching $30M individually and development projects exceeding $100M in total capitalization.
This foundation is further shaped by direct exposure to institutional underwriting methodologies, including IRR analysis, DSCR evaluation, loan-to-cost (LTC) and loan-to-value (LTV) structuring, exit capitalization rate sensitivity, and downside risk modeling. These frameworks are applied alongside capital improvement planning, budget oversight, and long-term operational forecasting to evaluate both stabilized assets and ground-up development opportunities.
Operationally, our experience includes coordination within large-scale construction and production environments, including a structural insulated panel (SIP) manufacturing operation exceeding 800,000 square feet of annual production capacity. This provided integrated exposure across construction logistics, engineering coordination, procurement, production scheduling, and project execution at scale.
